Phase I Environmental Site Assessment Reports are in compliance with the American Society of Testing & Materials Standard E-1527-13.

Phase I Reports are normally performed for commercial properties, residential developments, agricultural/industrial properties, and are usually required by banks for real estate purchase loans or refinancing.

Even if a lender is not involved in the real estate transaction, we recommend conducting a Phase I Report prepared according to ASTM standard, protecting you from any future environmentally related liabilities after you gain title of the property.

Phase II Reports usually consist of collecting shallow soil, gas, and groundwater samples. These samples are screened for contaminants in order to determine if there are any environmental issues at a property. ​

Our extensive experience allows us to design a scope of work that minimizes costs, while still providing enough data to assist clients make sound business decisions for real estate transactions.

Limited Environmental Screening provides known environmental issues at the property. If needed, a full Phase I Report will be completed, per the client's request.

This option is more reasonable for many of our clients, since an issue may be discovered early on. This may save a client money and time not pursuing a property with many issues. This report is likely sufficient as a screening for low-risk properties (vacant lands).

If you purchase a Limited Environmental Screening, and you decide to move forward with a full Phase I report within the first three months of the initial report, we will apply the payment for the initial report towards the cost of the Phase I report.
